1. Who provides SiteIQ NI
SiteIQ NI is developed and provided by Kevin Barry BSc (Hons) MRICS, Chartered Quantity Surveyor, through QUINTIN QS. Contact details are on our Contact page.
2. What the service does
SiteIQ is an early-stage screening and appraisal tool for property and land opportunities in Northern Ireland. It combines sourced public information, mapped checks and figures entered by the user to help identify whether to decline, investigate or progress an opportunity. Scout journey packs record the leads the user saved during a journey and provide an editable Excel register for later investigation.
It is not a valuation, measured survey, title investigation, planning opinion, structural assessment, ground investigation or substitute for advice from the relevant qualified professional or authority.
3. Accuracy and checks
We aim to show high-quality sourced information, but official datasets can be delayed, incomplete, unavailable or mapped at a different scale. A map point is not a surveyed red-line boundary. You must verify important findings, ownership, boundaries, permissions, services, ground conditions and costs before buying, offering, designing or building.
4. Your use of SiteIQ
You must be at least 18 and authorised to act for any client whose information you enter. Keep inputs accurate, use the service lawfully and avoid unnecessary sensitive information about other people. Do not share restricted access, defeat security controls, scrape or resell the service, or present SiteIQ output as a guaranteed approval or valuation.
5. Payment and access
Scout Local and Scout Pro are separately priced subscriptions. The price, access level, renewal period and selected plan are shown before checkout. Stripe charges the displayed amount monthly, annually or every seven days, according to the plan selected, until you cancel. Payments are processed by Stripe and access opens only after payment is verified.
A subscription can be cancelled through the SiteIQ subscription-management link or the link supplied by Stripe. Cancel before the next charge is due. Cancellation stops future renewals and access continues until the end of the period already paid for. TRYME provides three free journeys of up to 30 minutes each in one browser. Each begins only when the journey starts, and the free allowance cannot be repeated. Other access codes are for their intended users and may be withdrawn if misused. Browser, network or official-source interruptions may occasionally affect availability.
6. Immediate digital supply and cancellation
Before a paid checkout you must ask us to begin supplying the digital service immediately and acknowledge that, once access begins, you may lose a consumer's 14-day cancellation right. This does not remove statutory rights where the service is faulty, not as described or the law otherwise requires a remedy. Read our Refund & Cancellation Policy.
7. Intellectual property and client work
SiteIQ software, wording, design and compiled output remain the property of their respective owners. You may use a purchased report for your own opportunity or to advise the relevant client. You may not reproduce the service as a competing database, sell access or remove source and ownership notices.
8. Responsibility and liability
Property decisions involve professional judgment. We are not responsible for loss caused by treating a screening result as a final professional or authority decision, or by inaccurate user inputs. Nothing in these terms excludes liability that cannot legally be excluded, including for fraud, fraudulent misrepresentation, or death or personal injury caused by negligence. Consumer statutory rights remain unaffected.
9. Suspension, law and changes
We may restrict access needed to protect the service, users or data, or where these terms are seriously breached. These terms are governed by Northern Ireland law and its courts, while consumers retain any mandatory rights about where a claim may be brought. We may update these terms; the date above identifies the current version.
